E&S HIGH-VALUE RESIDENTIAL BUILDERS RISK

We deliver builders risk solutions for complex, high-value residential projects that often fall outside the appetite of traditional markets. We combine E&S flexibility with tailored coverage, technical underwriting, and a broker-first approach. Led by experienced underwriters, we designed this program to provide responsive service and thoughtful risk selection.

We integrate sophisticated pricing, aggregation controls, and loss prevention protocols directly into the underwriting process. At program inception, Starwind Private Client Construction is backed by a select panel of insurers holding AM Best ratings of A and A+, all with a Financial Size Category (FSC) of XV.

Covered Property

  • Limits from $2M-30M for all projects and construction types
  • Structures under construction, building materials and supplies
  • Any existing structure on premises not under construction
  • Losses to new and existing property are settled on a Replacement Cost basis. No ACV or coinsurance

Personal Property

  • Optional coverage for personal property on premises or in storage may be selected
  • Limits up to $5M

Deductibles

  • AOP deductible options from $10K to $1M
  • Peril-specific deductibles available for tailored risk retention options

Policy Term

  • Policies available up to 36 months
  • Extensions are processed by endorsement upon request

Coverage Extensions

  • Personal liability for homeowner, limited to the resident promises, is available at limits up to $1M
  • High limit options for soft costs, backup of sewer/drain, daterials in transmit, and loss of use
  • 25% debris removal and 10% rebuilding to code are quoted by default for most projects
  • Important builders risk additional coverage limits such as Expediting Expenses and Valuable Papers and Records are included at limits exceeding industry standards.

Change Order Coverage

  • Provides extended coverage for unreported change orders when a total loss reveals that the cost to build exceeds the Covered Property Limit. It is designed to address limit shortfalls caused by increase in project scope, value, or cost that had not yet been reported to Starwind prior to the loss.

CAT Perils

  • Named Storm and Wildfire (Coverage is included)
  • Earthquake (Coverage up to policy limits available by endorsement in every state, including CA)
  • Flood (Excluded in our form however we will facilitate a primary or excess flood quote with Starwind FPS)

Vacant Homes + Condo Units Scheduled for Renovation

  • An option to help new owners who are closing on a property with plans to renovate within 6 months. Secure a policy providing coverage for the replacement cost of the existing property. Prior to expiration, once construction plans have been finalized, we will endorse to reflect the new policy term and coverage needed to protect them during the renovation.
